Boston Luxury - The most expensive condos in Boston
According to one report that was published on Wednesday. Median prices have dropped slightly but the luxury market is still inching upward.
“Folks are seeing the value that Boston has to offer,’’ said Gary Dwyer, broker and owner of Buyer Agents of Boston. “The downtown market is heating up.’’The most expensive condominium that have sold so far in Boston for 2011 was the penthouse at the Mandarin located in the Back Bay. The 8,000 square foot unit, with one bedroom and one bathroom, sold for $13.2 million on June 19 but down from the asking price of $17 million. Most of the deals in the top 25, which are listed in this week's print edition, took place in the Back Bay. There were three deals midtown, two in Beacon Hill, one on the waterfront and one in the Cambridge, Mass. neighborhood of Harvard Square.
The luxury market - units that feature upscale amenities such as valet and concierge services did even better, with 171 high-end condos sold in the third quarter, a 27.6 percent increase compared to 2010. The median selling price for such full-service homes inched up by about 1 percent, to $685,000, according to The Listing Information Network.
No. 1 The penthouse at the Mandarin, 776 Boylston St. in Boston's Back Bay, sold for $13.2 million in June, the priciest condo so far in 2011. It has one bedroom, one bath, and 8,000 square feet.
No. 2 The second-priciest condo is also at the Mandarin. Unit No. 12-8 is a 4,922-square-foot, three-bedroom condo with 2.5 baths.
No. 3 45-47 Commonwealth Ave. is home to the third most expensive condo of the year: With six bedrooms, 5.5 baths and 5,240 square feet, unit No. 1 sold for $6.2 million in June.
No. 4 The Ritz Tower I at 10 Avery St. is home to Boston's fourth priciest condo in 2011. Buyers in September paid $5.6 million for a 4,421-square-foot condo with four bedrooms and five baths.
No. 5 A second Mandarin penthouse, No. W12-A, was the fifth most expensive property to date in 2011. At 3,222 square feet, with two bedrooms and 2.5 baths, it sold for $5.4 million in August.
No. 6 and No. 7 100 Beacon St. is home to two of the top 10 condo sales so far in 2011. Both are 4,140-square-foot units with four beds and 4.5 baths. Unit No. 7 sold in April for $5.3 million; Unit No. 6 sold in July for $5.1 million.
No. 8 A 2,621-square-foot condo at 1 Charles St. South (No. PH1-A) sold for $4.8 million in May. It has three bedrooms and 4.5 baths.
No. 9 10 Rowes Wharf, where a 2,719-square-foot condo with three beds and three baths sold for $4.5 million in March.
No. 10 Another unit at 45 Comm. Ave. sold in the top 10: a 2,495-square-foot condo with three beds and 3.5 baths sold for $4.438 million in January.
No. 11 No Beacon Hill addresses made the top 10 priciest condos in 2011 to date – but this one was No. 11. An 8,250-square-foot condo at 9 Brimmer St. sold for $4.425 million in June. The condominium has seven bedrooms and four baths.
